经济学家:预计未来一年全美多市房价会出现最高涨幅,南加州尔湾都市区领跑

据CoreLogic的首席经济学家Selma Hepp表示,今年过高的房贷利率让有意卖房的人无法脱身,也就导致了目前市场上库存量紧张,供不应求。

据CoreLogic的房价数据显示,4月独栋住宅的价格同比上涨2%,环比上涨1.2%。此外,预计今年全美房价将增长4%,但并非所有市场都会是一样的情况,甚至可能会出现“两极分化”的局面。

在疫情初期,部分市场的价格在迅速升值,而有些市场则出现了两位数的下跌。比如,大家更喜欢从昂贵的西海岸和大都市搬向更实惠的地区。

“从长期来看,房价一般都会恢复到收入增长的速度。当某个地方的房价涨幅超过了收入的涨幅,它就会在某个时间点进行调整。因为如果大家都买不起房了,那么销量就会下跌,房价也会随之下降”。
